We are often asked "What does the process of building a new custom home look like?" Let us outline the steps you can expect to take as we journey through the process of building a custom home from the ground up…
-
Step #1: Determine Your Budget.
We are not able to move forward with the process without knowing your overall budget. The first step in that process is having a qualified lender that can help you through the initial loan application. Local lenders tend to do a better job than national lenders with personal construction loans and we work closely with several if you need a referral!
-
Step #2: Meet with JM Homes.
Now that you have your overall budget established, we need to know how much of your budget can go towards the purchase of your land if you do not already have it. In order to determine this, you will need to know the costs of your home and land infrastructure which include items like a well, septic, road, etc. Once these costs are determined you are now able to go out and search for the perfect place to build.
If you plan on building in an established development the infrastructure will already be included.
-
Step #3: Establish Contract and Build.
Once your new home plans and amenities are secured, your construction loan has closed, and the property deed is in your name, we can sign our contract and start building! You will be included as part of our team to build your new custom home. You can be involved as much or as little as you like throughout the entire process. We work closely with designers and architects if you need inspiration or have any questions along the way.

Step #4: Move In and Warranty.
Congratulations! You are ready to move in! Your new home will be covered by a one year warranty. We will make any repairs or adjustments as easy and timely as that of the construction of your new home.
